Harford County Housing Market April 2017
There was an increase in total units sold in April, with 340 sold in Harford County versus 310 last month, an increase of 10%. April’s total units sold were higher than at this time last year, an increase of 22% versus April 2016.
Versus last year, the total number of homes available in April was lower by 358 units or 26%. The total number of active inventory in April was 1,033 compared to 1,391 in April 2016. April’s total of 1,033 is lower than the previous month's total supply of available inventory of 1,048, a decrease of 1%.
Last April, the median sale price for Harford County Homes was $235,000. This April, the median sale price was $245,000, an increase of 4% or $10,000 compared to last year. The current median sold price is 7% higher than in March.
In April, there was 3 months of supply available in Harford County, compared to 5 in April 2016. That is a decrease of 39% versus a year ago.
In April, there were 561 homes newly listed for sale in Harford County compared to 629 in April 2016, a decrease of 11%. There were 434 current contracts pending sale this April, consistent with the volume a year ago. The number of current contracts is 5% higher than last month.
In conclusion, the market continues to hold strong and prices do appear to be on the rise. With decreased inventory, we could see this trend continue.
